Why Do You Need a Planned Maintenance Agreement?

.....Nothing seems as untimely or costly as heating and air conditioning (HVAC) system breakdowns. When it breaks, during extreme weather, with possible hard-to-obtain parts, usually after midnight and always on overtime, you have to fix it. With a Planned Maintenance Agreement, we'll keep your equipment in peak operating condition, avoiding failures caused by lack of proper maintenance.

.....Just as a well tuned car delivers better performance on less fuel so does your heating and A/C systems. With an Elite Air Planned Maintenance Agreement, we'll make sure that your system runs at its designed level of efficient on a continuous basis, season after season.

....Even equipment under warranty benefits from our Planned Maintenance Agreement because filter changes, lubrications, cleaning and adjustments are still necessary to keep your system operating at its designed level of efficiency and these maintenance items are not covered by your warranty.

 

 

 

With a Planned Maintenance Agreement, you will become a preferred customer with priority status. When you place a service call, you will become our immediate concern. You will also receive at least a 15% discount on all parts and labor (except warranty equipment). And no more overtime rates!

Heating Season

  1. Talk with a customer.
  2. Visually inspect furnace.
  3. Remove and clean burners, if possible.
  4. Vacuum out burner compartment and heat exchanger.
  5. Visually inspect heat exchanger for safe operation.
  6. Clean flame sensor or inspect thermocoupler.
  7. Clean and vacuum motor and blower compartment.
  8. Check blower motors, Lube as needed.
  9. Replace air filters or chemically clean electronic air cleaner.
  10. Check and adjust thermostat. (Heat Anticipator)
  11. Check operation of all safety controls.
  12. Check flue for proper draft.
  13. Cycle unit through one complete heat cycle.
  14. Check operation and amperage draw on units with electric heat packages.
  15. Startup and check humidifier, replace pad.
  16. Supply customer with a written report.

Cooling Season

  1. Talk with customer to see if there are any problems
  2. Visually inspect equipment for refrigerant leaks.
  3. Check for clogged condenser coil.
  4. Check contactors and tighten electrical connections.
  5. Adjust tension on belt (replace once per year).
  6. Lubricate all motors.
  7. Replace air filters or chemically clean electronic air cleaner.
  8. Clean and vacuum motor and blower compartment.
  9. Visually inspect evaporator, if accessible.
  10. Clean out condensate drain line. Test operation for condensate pump.
  11. Cycle A/C on and check charge in unit using superheat or subcool methods.
  12. Check and record all voltage and amperages on all motors and compressors.
  13. Algaecide treatment of condensate pan, if accessible.
  14. Shut down humidifier.
  15. Supply customer with a written report.
